How the town is divided, what differs between areas, and the checklist I run through before recommending a property in one particular part of Otopeni.

Otopeni is not a “uniform” town. Its 31.52 km² hold old houses on large plots, new developments and industrial areas alike. The price difference between two similar properties often comes from the part of town they are in — and from details you only notice if you go there.

How the town took shape

The town is made up of three historical villages: Otopenii de Jos, Otopenii de Sus and Odăile. The centre links them all, and over time the Ferme and Centura areas appeared as well, along with the zones given over to economic activity. To the south the town borders the Bucharest ring road (beyond it lies the Băneasa district, Sector 1), to the north the Bucharest–Urziceni railway, to the west Mogoșoaia and to the east Tunari.

What actually differs from one area to another

  • Access — the way out to DN1 and the real time to the ring road, at the hour you actually travel.
  • The street — tarmac, pavement, lighting, how the snow is cleared, where you park.
  • Utilities — the town has modernised drinking water and sewerage networks and a natural gas connection, but the actual connection is checked at the address, not “for the town”.
  • The neighbourhood — houses, new blocks of flats, warehouses, or empty land someone could build on tomorrow.
  • Noise — the airport is within the town; it is felt very differently from one area to another, and the only fair test is to stand there, at different times of day.

My checklist before an offer

  1. We go to the property twice, at different times — in the morning as people leave for work, and in the evening.
  2. We check what could be built on the empty land nearby (urban planning certificate, zoning plans in progress).
  3. We look at the actual road access, not the distance in kilometres.
  4. We check the utility connections at the address, and who maintains the road if it is a private street.
  5. We compare with properties sold recently in the same area, not with asking prices in listings — see the conversation with the valuer.

I do not have a “favourite area”. I have questions that I ask for every client, because a quiet street for a family with small children can be exactly the wrong area for someone who leaves on a run at five in the morning.

Can you hear the aircraft everywhere in town?

Not in the same way. Henri Coandă Airport is within the town, but how it is perceived differs a great deal from one area to another, and according to the take-off direction. I recommend viewings at different times, including in the evening, before any offer.

What utilities does Otopeni have?

Which area is best for investment?

It depends on your time horizon and on the type of property. I do not give general recommendations: I look at what is being built nearby, at the road access and at the real transactions in the area, and then we talk specifics.
